Buyers Be Aware. Chapman Executive Suites is on foreclosure. The owner (Cary Podell) has been pocketing tenants rent for over a year, and not paying the bank (Wells Fargo) which as a result is foreclosing on the property. He is trying to collect as much money as he can before he gets evicted.
Tenants are calling the cops on Cary Podell the owner on a daily basis. He will harass, and threat you force tenants to submit to his well or requests. He gets very aggressive sometimes.
Chapman Executive Suites is the worst place to start your business. Cary will be nice to you at first, until you sign the lease agreement. He forces his services on you including his very slow internet service, his phone service which you cannot keep if you decide to move.

We have a small 399 office that we use for our book keeping with phone and internet. We use their 2 dance studios for my samba classes and exsercise classes. They’re always very clean, the receptionist are very pleasant and warm. I totally recommend Chapman Executive suits.
I am a graphic designer. I work many hours in my office that I have rented for 8 years with executive offices Chapman. I feel very comfortable because it is a very safe and quiet place. I have access to my office 24 hours a day 7 days a week without any problem. I would give a 5 star rating to this offices.
I have been with Chapman Executive Suites for almost 7 months and I am very impressed. They are extremely courteous and professional. The offices are absolutely beautiful. They recently remodeled their building. I enjoy bringing my clients here; they really take care of them really well.
We have a great space office for our employment agency company for over 5 years here in Chapman. It is conveniently located near freeways. Fairly priced with a lot of amenities. They have conference rooms with plasma TVs, which help us a lot with our presentations. Simply the best offices in Orange!

They have beautiful offices, offers Starbucks coffee every day, great deals, they take care of my mail professionally and management has been quick and responsive to all my needs. I was finding it impossible to work from home with my photo studio. I decided to lease an office at Chapman Executive Suites and I found a good space for an incredible price. I appreciate having staff to answer the phones, conferences rooms available any time, and having access to my office 24/7.
We rent two spaces for our paiting company office. We have been very satisfied with the service and office space that Chapman provides. The administrative staff is exceptional, and the amenities are first class.
I was unhappy that Owner would not work with me on transferring my business numbers when I left. See Owner’s response on CitySearch, where he quotes Lease and confirms that you WILL NOT leave with your business number if you do not stay. I recommend getting a Vonage or Skype number which are transferrable, since the internet is free. I was also disappointed with the constant stream of unwashed Stoners looking for a Medical Marijuana Card at OC Medical since March 2011. Although there is keypad entry, there is no real security when the drug seekers follow every third person into the building. Check the restrooms for warm water; there was none for my 13 month tenure.
As stated in the lease: Chapman Executive Suites phones extensions that are not for sale, they are owned by the business. They are extensions that are assigned to an executive suite and are not transferable. Please see attached lease Page 5 Paragraph # 3 Telephone Service. Leasee understands that any assigned telephone numbers from our blocks of phone numbers are not transferable when services is discontinued and are the property of lessor. It is always recommended to anyone that comes on our tour that they should bring in their own phone number or 800 number so they could keep it when they leave. With our phone system in place the customer may put on top of the number that is given to them there number, the providers charge for this service!
3. TELEPHONE SERVICE
Lessor agrees to provide telephone equipment rental, telephone line rental including dial tone, voice mail box and telephone answering service for Lessee=s incoming lines which includes a reasonable allowance of answers of incoming calls, defined as four hundred (400) calls per month for each office. In the event Lessee’s incoming calls should exceed the allowance, thereafter for the remainder of the Term at the highest monthly number of answers provided during the preceding portion of the Term, at Lessor’s election, charge additional Telephone Answering Service charge at the rate reference under Additional Service Price List, or to convert to Direct Dial In/Voicemail Answering upon thirty (30) days notice from Lessor. Lessee shall not be entitled to any compensation for any inconvenience or to interfere with its business which result from such conversion. Lessee agrees that only Lessor provided telephone equipment will be used in Lessee’s offices, except for personal facsimile machine or computer modems. Any adds, moves and changes relating to telephone service will be charged at the rate referenced under Additional Service Price List. Lessee understands that any assigned telephone numbers from DID blocks are non transferable when service is discontinued and are the property of Lessor. Lessee shall not order a calling card under the assigned telephone number.
Lessee further understands it is Lessor’s policy to restrict its lessees from using the telephone number in advertisement in the yellow pages, or any other telephone directory. However, Lessor shall permit Lessee to advertise in the yellow pages, provided Lessee agrees that upon expiration and/or early termination of the Lease, Lessee shall immediately cease use of the telephone number and notify the proper party at the yellow pages of the need to immediately eliminate the number from any further publication. Lessee agrees to compensate Lessor for any damages of any nature associated with Lessee’s failure to comply with this provision of the Lease.
